Maple, LiDAR, and Seeing the Woods Before You Own Them

Using LiDAR to evaluate syrup potential before purchase, and to design sap collection, price tubing, and place a sugar shack for long-term efficiency.

This started as a maple syrup idea.

Not a vague one: a real plan to buy land specifically to produce syrup. The kind of decision where the numbers actually matter, because once you commit to taps, tubing, a sugar shack, and time, you’re in it for decades.

On paper, the property looked right. Ten acres. Good elevation. Northern hardwoods. Existing access. Everything you’d expect if someone said, “Yeah, that’s good maple land.”

But walking a property and knowing a property aren’t the same thing.

I’ve spent enough time in the woods to know that your eyes lie to you, especially in mixed hardwood stands. Understory hides things. Beech hides things especially well. It fills space, shades aggressively, and gives the illusion of productivity while contributing no meaningful value to maple syrup production.

So before committing, I scanned the property.

What showed up in the LiDAR data immediately changed the conversation. Roughly four of the ten acres weren’t maple-dominant at all. They were structurally different forest: heavy beech, poor crown architecture, and limited upside unless you were willing to spend years forcing the stand to become something it didn’t want to be.

It wasn’t a ten-acre sugarbush. It was two forests pretending to be one.

At that point, most people either walk away or convince themselves they’ll “fix it later.” Both options cost money. One costs it upfront, the other over decades.

Instead, we stepped sideways.

Looking at adjacent parcels through the same lens made the problem obvious. Boundaries didn’t match ecology. One neighboring property had strong maple structure but no real interest in syrup. Another had different priorities entirely. Everyone had land, just not the right land for what they wanted to do with it.

So we traded acreage.

The beech-heavy ground went to someone it made sense for. In return, we consolidated a full ten-acre maple-producing block that actually functioned as a sugarbush. No clearing. No forcing the woods. Just aligning ownership with reality.

That’s where LiDAR really earned its keep, because once the land was right, it didn’t stop being useful.

The same data helped map out sap collection before a single line was run. Elevation drops, flow paths, natural collection corridors, all of it was visible ahead of time. That meant we could design the system digitally first, price materials accurately, minimize mainline length, and avoid overbuilding.

Even the sugar shack location came out of that process.

It wasn’t placed because it felt convenient or traditional. It landed where gravity worked, access made sense, drainage was right, and future expansion wouldn’t require tearing everything apart later. The shack fit the land, not the other way around.

That’s the part people miss.

Maple production isn’t about owning trees. It’s about understanding structure, flow, efficiency, and time.

LiDAR didn’t replace walking the woods: it made walking them honest. It showed what the land was willing to do, what it wasn’t, and where money would be wasted if you ignored that.

Good land decisions don’t start with equipment or optimism. They start with seeing the woods clearly, before you own them.
